Service Description
A home inspection can be defined as: "A visual, non-invasive, inspection of the readily accessible components of a home at the time of inspection". Using the Standards of Practice set by the NJ Home Inspection Advisory Committee and InterNACHI, a professional Home Inspector organization, I perform an inspection of the following items: Structural, Exterior, Roofing system, Plumbing System, Electrical System, HVAC system, Insulation, Ventilation, Fireplaces (wood)/Fuel Burning units (gas logs, pellet stoves, etc), appliances (dishwasher, refrigerator, microwave, washer, dryer, etc) and environmental conditions (rodents, potential asbestos, insect nesting, bats, etc) . Items are inspected for function and safety. A final walkthrough of the property is done using an Infared Camera to scan interior surfaces for hidden moisture. The camera has a screen which shows surface temperatures. This can help point to areas of potential moisture. Any suspect areas (cooler temperature) are then tested with a moisture meter to verify the presence or absence of moisture. Note: This is included as a standard part of our Home Inspection, which is not necessary the case with all companies. I encourage my clients to attend the inspection and tell them "The only stupid question is the one you don't ask". The inspection should be a time of education. I strive to give helpful information about systems operation and general homeowner responsibilities. If I only do an inspection and issue a report, I am only doing 50% of my job. A report is issued to the client within 24 hours so they can understand the general condition of the home. The client may choose to contact licensed contractors (electrician, plumber, HVAC, etc) to gain a more in depth understanding of the conditions listed in the report.
